Shiba Park Building
Overview
In 2013, APL led an international consortium of investors to complete what was then the second-largest single asset transaction in Japan since the 2008 global financial crisis. The project involved the landmark Shiba Park Building, constructed in 1982 and known colloquially due to its distinctive shape as the “gunkan”, the Japanese word for battleship. The building has some of the largest office floor-plate footprints in Tokyo with nearly 6,000 square meters of contiguous space.
Located in the heart of Tokyo, minutes from three train stations with access to the monorail that leads to the Haneda Airport and prime road access via Hibiya Dori, the acquisition was recognized by Private Equity Real Estate Magazine as the 2013 “Asia Deal of the Year.”
Over the investment period, APL achieved a double-digit percent increase in rents. It was ultimately sold to a Japanese consortium that included developers and a major general contractor.
